The Code explained

 

The Code for Sustainable Homes is now the recognized as the leading environmental assessment method for new homes.  It is mandatory for many types of social housing and it is also requested from some planning authorities.

The Code assesses the performance of new homes and contains mandatory requirements in six categories.  Further credits are required but these are flexible and can be selected to suit each development.

Assessments occur are two stages:

·           at design stage, an initial assessment is carried out based on design drawings, specifications and commitments, which results in interim certificate of compliance; and

·           at completion, a final assessment is carried out based on the contractor’s information and a visual inspection from which a final certificate is produced.

In England, all new, self-contained, general needs social housing must now meet a minimum of Code Level 3.  New social housing in Wales must meet Code Level 3 if it is funded or promoted by the Welsh Assembly Government.

Many planning authorities now require new developments to meet a Code Level.  Information is often required when an application is submitted and the Code Level can be a condition of a planning permission.
