Red Loft have provided Hounslow Homes with a tailored development appraisal model and development procedures as well as project management services on four new build projects that Hounslow Homes are currenlty working on with their development partners and the Council including:
Convent Way
We are providing Hounslow Homes with project management services on the re-development of two car park sites at Covent Way to provide 19 new build affordable homes. The scheme has planning permission and the project is due to start on site shortly.
Regeneration Projects
We are also providing project management services for Hounslow Homes on three large scale London Housing Board funded regeneration projects including the demolition of structurally failing council blocks and re-development of spare HRA land at Beavers Lane to provide 190 new homes, the development of around 18 potential new build sites identified within five Heston Area estates and on Manor Lane, Feltham. These developments will provide in total around 300 new affordable homes for Hounslow Homes over the next three years or so.
Red Loft's Manchester office has undertaken a contract to assess new build opportunities on in-fill sites within existing estates managed by Stockport Homes. The work involved carrying out new build development capacity and indicative feasibility studies on estates managed by Stockport Homes and proposals for taking these sites forward to planning which included, an assessment of local planning policy as well as site constraints, providing programme and cost advice including grant and private finance requirements, a summary of Housing Corporation requirements, consideration of the work required to compliment the development programme and recommendations and advice on the next steps for Stockport Homes.
Red Loft have recently been commissioned to provide general development consultancy services to Homes for Islington to help them deliver the second phase of their new build development programme on infill and redundant HRA land on borough owned estates, which involved assisting with the preparation of a bid to the Housing Corporation to become a preferred funding partner, procuring architects to complete feasibility studies, and preparing financial appraisals amongst other things.
