Barons Place is a three-storey, experimental low-cost accommodation project in Southwark, London, for the NHS, Peabody and Keep London Working. Our brief from the client was to deliver both a planning consent and an innovative product that could provide new homes for key workers.
The challenges involved developing a modular construction system that met the specific requirements of residents (in this case key workers), meeting the planners’ aspirations and also retaining the key element of being designed so that it could be dismantled and reassembled elsewhere. We also had a tight, six-month deadline to avoid losing SRB funding.
Working with Keep London Working, the SRB delivery team, Space over (the modular contractor), and Proctor and Mathews (the architects), we were able to: clarify the specification; resolve production problems; secure planning and achieve a high-quality finish on budget.
The off-site, modular construction took 14 weeks to complete and the modules took just two days to be installed. The exterior cladding and other finishing work took a further ten weeks.
