
Success House is a mixed tenure scheme of 46 homes in the London Borough of Southwark.
The scheme was developed by Peabody on a site adjacent to their existing Coopers Road estate, introducing further diversity of tenure and a much-needed youth club to the estate.
Red Loft has provided project management staff to Peabody for a number of years and our consultants were involved in negotiating the acquisition of the scheme as a land and build package from a developer, working with solicitors to develop all of the required legal documentation and project managing the construction phase of the scheme.
This scheme offered particular challenges in balancing the need to make an attractive offer to the developer with the risk associated with intermediate and market tenures in a weakened market. All of the 22 intermediate homes at Success House were sold or let within a month of the completion of the project, giving testament to the quality and value for money offered.
