Red Lofts's involvement with Tower Hamlets Community Housing dates back several years. Our work includes helping to set up and co-ordinate a busy programme of regeneration and newbuild and managing the development team.
THCH is a stock transfer RSL which was originally set up to regenerate several local authority estates in the West of Tower Hamlets in dire need of investment. It now has nearly 3000 homes in management and has completed Decent Homes works ahead of target. THCH recently joined the North River Alliance, gaining partnering status with the HCA and access to Social Housing Grant to deliver over 100 new homes a year.
In addition to estate regeneration, THCH has built over 250 new homes with another 80 on site, planning permission for a further 120 and major schemes in the pipeline including a large development at Aldgate with Bellway. Its subsidiary, THCH New Homes, was set up to build ihousing for sale with the aim of generating cross-subsidy to be ploughed back into enhancing its existing estates. Many of THCH's new projects use Modern Methods of Construction. 6 four bedroom houses have recently been constructed using the E-Urban timber panel system, which produces highly insulated homes (to Code Level 4) with extremely low cost in use.
THCH carried out extensive work to improve the sustainability of existing buildings, addressing poor thermal efficiency of many blocks and alleviating fuel poverty amongst residents.
The development programme is geared to meet local priorities; THCH recently won a National Race and Diversity Award for its work in tackling overcrowding. All new schemes are 'tenure neutral' , built to a high specification and designed to enhance the neighbourhood. The Claredale Street scheme (illus) comprises 77 houses and flats, 22 of which are for rent, 6 shared ownership and 49 for private sale.
