Red Loft has been working with the London Borough of Ealing to address the need for Affordable Housing in the Borough. This project involved working closely with the Council across all key service areas (development, finance, asset management, housing, adult services, etc) to provide their Affordable Homes Investment Plan (AHIP) over three stages.

We identified a 15-year development programme comprised of sound investments delivered through the most effective options, including private investment, partnership and direct delivery. The principle is to meet the Council’s housing needs while exercising fiscal responsibility.

Stage 1 was completed in April 2025, receiving positive responses across the Council. We are now moving forward with Stage 2, which will establish the priority schemes and their delivery methodology for the Council’s ambitious delivery programme.

Our option reports and recommendations have led to a number of estates, and batches of Local Authority sites progressing to developer partner procurement stage and we have supported some of our Local Authority client teams to deliver these processes and to appoint Joint Venture developer partners.
